This community is one if the best in this area, so many amenities and facilities! Great golf course too!
Kind of expensive not very safe for elderly people. It's far from the hospital. It's best for the adult community to stay in town near Surprise. Also, there are a lot of city people bringing the city here. It's already ruined, it's best not to even bother checking it out. The city people are bringing down the land value. Your better off moving to Long Island New York. You will have more freedom there. Also the HOA is like a legal mafia. They charge you a "fee" for "protection" like the "buggy man". Then they yield the right to destroy your assets (lean on your house). Just like the "Mafia" that would break your windows out, if you don't pay the fee. Stay away! They seem to be terrified of garbage cans, and the unsightly scene of a grown tree! Anything that is green is considered a weed! Just like city people from Manhattan they cut it all down! It's almost as surprising as a "tree grows in Brooklyn" if you do decide to buy here, To contribute to the destruction of the local scenic desert, then make sure you buy a house with a small front yard and a large backyard. Because the bigger your front yard is, the more the local HOA mafia will see. The more they see, the more they find problems with your land. It's important to remember that Pulte will most likely rip you off! So get your own real estate agent before you walk in there. They scrimp to the lowest quality parts. They don't use plywood on the exterior walls, they use 4 cables on a 45 degree to keep the house square. They don't space the studs 16" apart they space them at 24". I think that's nuts! The houses probably have a short life span. It's good if you plan on just buying the house and living there for like 20years. Then you probably need a whole new house. They don't paint the walls they just put like a primer on the walls, which is kind of insulting. The windows are kinda a good quality. They have a nice tint to keep the sun out. The carpets will probably just last 5 years. "Max". They don't believe in installing lights on the ceilings of rooms. They want to charge you extra for that! Make sure you get a water softener living in this community. It's very hard water! Don't let pulte install it. It's double the price. Also if you come from a different state. Then get an RO filter too, so you can drink the water. Once again, don't let pulte install it. Do it after you buy the house. There is a good plumber that lives in the community. His name is Joe Streckfuss plumbing. Look him up if you buy a house here and do plumbing work. Pretty much, don't let pulte do anything! Just buy a basic stripped down house from them, and install everything yourself. Or you will pay double! They want you to say: Yes, yes, yes to everything, based on your emotions. So you emotionally buy all the upgrades and sucker you into rolling it all into your mortgage. Don't let them do that!
I live here, great place to Retire, more like a resort, if you use the facilities. Great pool, activities and clubs. Restraunt is so..so.
Great place to live. Very nice facilities and very friendly people!
Beautiful parade of models that allow for lots of personalization. Active 55+ community more like resort life than retirement.
